  • Quality workmanship, including neat painting, minimal damage to foliage and no new splatters on glass and hardware.
  • Thorough preparation including scraping, sanding, cleaning
  • Masking of all surrounding areas when spray painting.
  • Drop cloths used on concrete and foliage to protect from splatters & overspray.
  • Cosmetic perfection is impossible on exterior surfaces and all such expectations should be discussed prior to job inception. The job will turn out only as good as the surface we are painting.
  • Minor foliage prunings are not removed.
  • Detached sheds, fences are not included unless written in contract.

  • What is expected from you, the customer –
  • Cooperation in giving you the best quality job in the most efficient manner.
  • Hanging and potted planted moved off the deck.
  • Little or no traffic from small children and dogs near the surfaces being finished during the staining process.
  • Do not unmask already masked windows and doors without asking contractor first. Contract will pull off plastic as soon as the job is done.
  • Patio furniture and plants removed from deck.
  • Personal items attached to walls need removing if you want to protect from excessive dust from sanding..
  • Having your gardener or you prune any plants that touch the decking surface or hand railings if possible for a better job.
  • Remove or lay down climbing vines if possible.
  • Stay off the finished deck for 3-5 days.
  • Access to a bathroom would be appreciated.

  • Negotiated items can be
Removal and replacement of patio furniture from decks and plants moved and replaced. We typically do NOT come back to replace the furniture after the deck is dry, unless there is an extra charge (which is usually too expensive to send a crew of 2 men to do this, so most customers find alternative methods).
